Once a property sits on the market for too long, you have to start dropping the price and there is that stigma from all the buyers thinking, “What’s wrong with this house? They say yes, it’s overpriced but is there something else wrong? Does this house have baggage that comes along with it?” That’s where you should start.

Also, make sure your house is clean and presentable at the time of selling. You’ve got to be prepared to put your house on the market to have strangers come in at any given time. Put your best foot forward as far as all that goes and have all of your paperwork together from when you bought the property. Anything else you can get together, the easier the transaction is going to be going forward because you may need to produce some of those things just to make life easier for everybody. Be as prepared as possible for the selling of the property.

A lot of these concepts apply to the buying side as well, so be prepared. Know what you could buy and have your ducks in a row with your lender and make sure you’re pre-qualified. You also need to make sure your credit is in order and that you don’t have any issues there. Don’t look for houses that you can’t afford or that there will be other issues that come into it. Have all of that in place and do any other research you can on your own.

Real estate agents are a great resource for that but there is nothing stopping you from researching, especially if you are new to the area. If you live there, you may already know things like which school district you want to be in, etc. Do as much investigating and research as you can to know what you can about the area or the subdivision. The agent will help you with a good amount of this but never fully rely on anybody else.
